Weekly pool maintenance — La Veleta

Recently built two- and three-storey houses with small 10 to 20 m³ pools and plenty of rooftops. $1,500 MXN/month.

It's the fastest-growing area in Tulum: dirt streets gradually being paved, constant construction and building dust in the air much of the year.

The water in La Veleta

La Veleta grew fast and a good share of the houses draw from their own well rather than the mains. The well water here comes out with high hardness and dissolved iron, and that iron is what leaves the brown ring at the waterline that many people mistake for dirt.

What fails here, and why

Construction dust is La Veleta's specific enemy. It settles on the floor, clogs the cartridge filter ahead of schedule and dulls the water even when the chemistry is perfect. Here, backwashing and filter checks matter more than in any other neighborhood.

Who we serve in La Veleta

Our clients in La Veleta are mostly full-time residents, long-stay digital nomads and owners renting by the month, with recently built two- and three-storey houses with small 10 to 20 m³ pools and plenty of rooftops. Our technician arrives on the fixed day you agree on, with equipment and chemicals included, and leaves a photo report with readings after every visit.

What we check first in La Veleta

  • Saturation index of the well water, so lime doesn't crystallize on the finish
  • Alkalinity before pH: with no buffer, adjusting pH is throwing product away
  • Actual flow rate at the discharge, because equipment here is usually undersized
  • Condition of the filter media, which lime exhausts sooner than the manual says

La Veleta is 1.5 km southwest of downtown Tulum. We also serve Región 15, Región 12, Aldea Maya, Centro Tulum.

Frequently asked questions

Questions from our clients in La Veleta.

My pool in La Veleta has a brown mark at the edge — is that dirt?

It's almost always iron from the well water, not dirt. In La Veleta many houses fill from their own well and that iron precipitates when it oxidizes with chlorine. It comes off with a metal sequestrant and brushing, not with more chlorine. Adding more chlorine without treating the iron makes the stain worse.

There's construction next door and my pool is always cloudy — what do I do?

It's the most common issue in La Veleta. Cement dust raises pH and saturates the filter. While the work lasts we recommend covering the pool when it isn't in use, checking the filter weekly instead of monthly, and using flocculant as needed to drag the fines to the floor so they can be vacuumed.

What does weekly maintenance include?

Surface and floor cleaning, wall brushing, emptying baskets and skimmer, full chemical balance (chlorine, pH, alkalinity), pump and filter check, and a photo report.
