Designer condos with infinity-edge pools, reflecting pools and plunge pools. $1,500 MXN/month.
An area of architect-designed condos in exposed concrete, with a lot of ornamental water surface and interior courtyards.
The infinity edges and reflecting pools in Luum Zama are beautiful and they're a technical problem: the water falls into a balance tank almost nobody cleans. Sediment, leaves and biofilm accumulate there, and from there the main pool gets recontaminated every time the pump starts.
Biofilm in the balance tank is the number one cause of recurring cloudy water in this area. The owner sees a clean pool, measures good chlorine, and the water still dulls every two weeks. Unless the tank is opened and washed, the cycle doesn't break.
Our clients in Luum Zama are mostly vacation rental investors and boutique condo managements, with designer condos with infinity-edge pools, reflecting pools and plunge pools. If your pool isn't crystal clear when we finish, that visit is on us. No fine print.
It's almost always the balance tank. In infinity-edge pools the water overflows into a tank that's rarely opened, and biofilm forms and sediment accumulates there. Every pump start-up returns that to the basin. It's resolved by draining and washing the tank, and then including it in the maintenance routine.
They need treatment, but a different one. A reflecting pool with no bathers doesn't require the same chlorine residual, but it does need algae and mosquito-larva control, which is the real issue with them. It's treated with a specific product that won't damage the finish or stain the stone.
No. If the water isn't crystal clear we don't charge for that visit. That's our guarantee.
